Survey Results Back For New House

ok guys, we have had the survey results back and it turns out that we need a damp course for rising damp and the roof re-tileing.

has anyone had either of these done? could u give me an idea of what u paid.

Doesn't sound too awful. We are going to have to have some re-roofing done one our house and are hoping for an estimate either today or next week, so will contact you when I hear.

Also, when we had the survey done on our house it was incredibly depressing- subsidence among many many other things, but as we are coming to deal with it it doesn't seem nearly so bad. Surveyors are always very pessimistic about these things to cover their backs in case there are any problems in the future.

cheers hun thats bucked me up abit, i was on a proper downer when i got the survey back. it would be great if u could let me know what u have been quoted :huggles:
 
I hate to say it, but re-tiling a roof is quite costly. I'd get a quote and see if you can negotiate a deal with the vendor, through your solicitor. I do agree that surveyors reports can make grim reading and wouldn't be too discouraged, but I would get a roofer/builder in to seek their opinion, and get a quote.

give bob a ring from slatex roofing hun,im sure hell look after you.damp proofing isnt that expensive,you can hire the machine from a tool hire company and do it yourself :thumbsup:

had a chat to bob he recons about £1200 which i dont think it too bad, i was expecting £5000 to be honest. also we r looking about £2000 for a damp course and the same agian to have it rewired, gonna see if the guy will drop the price accordingly.

the survey came back with an evaluation of only £79,000 he was asking 85 but we had agreed on 82,500 subject to survey. if he wont drop then we will not buy, but considering its been on the market for 6 months already and it is his inheritance then i think he will move the price. if it was me i would just want the money wouldnt u?
 
I do not know what is like in UK but here valuations are always bellow the market price. Also the surveyor will give you the worst scenario, unless the roof leaks badly it may not need doing for sometime. You should be able to have a look yourself if there are signs of water damage in the roof. Also get few quotes there may be quite a difference. All houses need some work. Provided it is structurally sound I would not let it go.

How fast are other houses selling in the area? Have look what else sold and if it seems he is asking too much you can bargain bit more. If he needs/wants the money you may be able to get better price. :luck: :luck: :luck:

Pretending there is another house, at lot lower price, you are considering puts bit of pressure on the seller. :)

It might be worth bearing in mind that most vendors only get 95% of asking price in the first place if the property is in good order, you also need to take of the cost of the work that needs doing. You might be lucky if he is desperate to sell.
